What Drives the Price of a Garage Floor Coating

1. The condition of your concrete

This is the big one. Connecticut garage slabs take years of road salt and freeze-thaw, and many show pitting, scaling or spalled patches near the door where slush melts off the car. Every crack, control joint and pit has to be filled and ground flush before coating. A clean, sound slab costs less to prep than a beat-up one. See concrete repair & prep.

2. Old paint, sealer or coatings

Coatings don't stick well to old garage paint or failing DIY epoxy. If it's there, it has to come off — usually with extra grinding passes — which adds time and diamond wear.

3. The system you choose

Solid-color epoxy is the most economical. Full-broadcast flake adds material and labor but hides dust and adds grip. Polyaspartic topcoats cost more but resist UV yellowing and cure faster. Metallic floors take the most skill and material. Compare them in epoxy vs. polyaspartic.

4. Size and layout

Setup, travel and grinder time don't shrink much for a small garage, so a one-car floor usually costs more per square foot than a three-car floor. Steps into the house, curbs, and floor drains add detail work.

5. Moisture

Slabs with moisture coming up from below — common in some older garages and in basements — may need a moisture-mitigating primer. We test before quoting. Learn more about moisture testing.

Garage Floor Cost FAQ

How much does it cost to epoxy a 24x24 garage?

A 24x24 garage is 576 square feet. At typical installed rates of $5–$9 per square foot for a flake epoxy system, that's roughly $2,900–$5,200, before any unusual repairs. A solid-color epoxy would be lower, polyaspartic or metallic higher. We confirm the exact price after measuring and checking the slab.

Why are professional floors so much more than a DIY kit?

Big-box kits cost a few hundred dollars but are thin coatings applied over acid-etched concrete. Professional systems use diamond grinding, real crack repair, much thicker industrial coatings, a full flake broadcast and a protective topcoat. You're paying mostly for prep and film thickness — the parts that decide how long the floor lasts.

What makes a garage floor quote go up?

The biggest factors are slab condition (cracks, spalling and salt pitting), removing an old paint or coating, moisture problems, the system you choose, and garage size — small floors cost more per square foot because setup and grinding time are fixed. Stairs, steps and curbs add labor too.

Is polyaspartic worth the extra cost?

It can be. Polyaspartic topcoats resist yellowing in sunlight, cure fast enough that many garages are back in use sooner, and are generally more forgiving in cooler weather. If your garage door stays open a lot, faces south, or you need a fast turnaround, it's often worth the step up.
